Self-Storage Development in Europe
Storeinn develops and operates self-storage across European markets. This page sets out how we approach a project end to end - the same logic we use when we evaluate a new market, a site, or a partnership.
What development means at Storeinn
Self-storage development is more than putting up a building. It is the disciplined sequence of choosing the right catchment, validating demand, designing for operational efficiency, and running the facility so it performs over time. Storeinn is founder-led - built by operators who treat each facility as a long-term asset, not a one-off project.
Our development sequence
1. Market and site selection
We start with the catchment: population density, competition, drive-time, visibility and access. A great building in the wrong location underperforms; an ordinary building in the right location compounds. We look for markets where demand is real and supply is thin.
2. Feasibility
Before committing capital we model the facility: unit mix, expected absorption, pricing bands and the operating cost base. Feasibility is where most of the risk is removed - it tells us whether a site deserves to move forward and on what terms. See how we frame the investment case.
3. Design and build-out
We design for the way storage is actually used: the right balance of unit sizes, clear circulation, security, and a layout that keeps day-to-day operation lean. Decisions made at design stage determine operating cost for the life of the facility.
4. Automation and access
Modern self-storage runs with far less on-site staffing than it used to. Smart access, remote management and the right software let a facility operate efficiently and give customers a frictionless experience. This is a core part of how Storeinn keeps facilities competitive.
5. Operation and revenue management
Once open, performance comes from operations: occupancy, pricing discipline, and customer experience. We run facilities with active revenue management rather than set-and-forget pricing.
Why Europe
Self-storage is more established in some European markets than others, which means there is room to develop in underserved regions while applying lessons from mature ones. Storeinn operates with a multi-market view and adapts each project to local demand and regulation.
